  • Personal property limit (usually 50–75% of dwelling)
  • Deductible you can actually afford if shit hits the fan tomorrow
  • Which perils you really need (I added water backup after reading too many Reddit horror stories)
  • Roof age & type (some companies get weird about roofs >12–15 years)

I had to pause three different quote forms because I didn’t know if my furnace was original to 1998 or replaced in 2015. Embarrassing.

  4. Direct carrier sites (Travelers, Cincinnati, Progressive, State Farm)
  5. Local independent agent I found on Google – this dude saved me the most money and explained “co-insurance penalty” without making me feel stupid

Stuff I Totally Forgot to Ask (Don’t Repeat My Mistakes) Comparing Home Insurance Quotes

  • Roof age surcharge or exclusion kicking in at what year?
  • Do they offer claim-free discount next year if I stay clean?
  • Inflation guard / replacement cost escalation clause included?
  • Mid-term cancellation fee if I hate them later?
  • How do they handle cosmetic hail damage vs. functional damage?

I missed the last one and almost got stuck with a policy that basically said “we’ll pay to fix the hole but the dents can stay lol”.

What I Would Tell Myself Three Weeks Ago Comparing Home Insurance Quotes

Look I’m not some insurance guru. I’m just a guy who got angry about a $2,950 bill, drank too much coffee, and accidentally learned a bunch of stuff.

My imperfect hot takes right now:

  • Cheapest is almost never the winner once you read the actual coverages
  • Independent agents still beat most online tools if you have a normal house
  • Bundle discount is nice but only worth it if the math actually works (mine was like $90 savings—not enough to move car insurance)
  • Screenshot or PDF everything. I already lost one quote because the page expired.
  • If the website keeps asking for your phone number before showing prices… close the tab.

If you’re neck-deep in tabs and PDFs right now feeling like you’re gonna cry, hi, same. You’re gonna be okay. Make a stupid little table, drink some water, and keep going.

Anyone else have a horror story or a hack that actually worked? I’m still paranoid I picked the wrong company and I’m gonna regret it in six months.
